Our contract options give you financial flexibility and peace of mind—whether you want predictable long-term security, the option of a refund, or a simple pay-as-you-go plan. Each choice includes the same vibrant lifestyle, community amenities, and access to our full continuum of care right here on campus.
What’s Included in Every Plan
Your monthly service fee covers:
- A choice of spacious apartments or patio homes
- Property taxes, utilities, and maintenance
- Dining options, housekeeping, and linen service
- 24-hour security and emergency response
- Fitness, wellness, and social programs
- Transportation, enrichment activities, and on-site healthcare access

Contract Options
1. Traditional Life Care Plan
Our most popular option.
- Provides long-term financial security and asset protection.
- Priority access to high quality care when you need it.
- Offers predictable monthly fees that don’t rise because your health care needs change.
- St. James Place assumes the financial risk for future healthcare costs, so you can plan confidently for life ahead.
2. Refundable Life Care Plan
Designed for those who want Life Care benefits along with a refund option.
- Requires a higher entrance fee but offers a refund of up to 90% to you or your estate.
- Resident assumes greater responsibility for future healthcare costs, with your maximum exposure capped at your entrance fee.
- Monthly service fees remain predictable over time.
- Available to residents age 84 and younger.
3. Fee-for-Service Plan
A flexible choice for those who prefer a significantly discounted entrance fee and to pay for additional care if and when it’s needed.
- Not a Life Care Plan, but still includes full access to all independent living services and community amenities.
- Residents pay market rates for assisted living, memory care, or nursing care if those services are required.
- Well-suited for those with long-term care insurance or independent financial resources.
